Sound familiar?

Manage buyers, sellers, landlords, listings and property relationships.

Appraisals go cold

A vendor you appraised six months ago lists with someone else because nobody followed up.

Buyer details sit in a notebook

Preferred suburbs and budgets are scribbled at opens and never matched to new listings.

Maintenance requests pile up

Tenants email, text and call, and owners ask what’s happening.

How it works for property & real estate

A typical week with the Property & real estate setup. Every name below is exactly what you’ll see in the app.

  1. Enquiries arrive with the right details

Records are named the way you talk: clients, agencies and listings. Each new listing has room for listing type, campaign start and commission rate. There are also fields for client type, preferred suburbs and budget on clients.
  2. Listings move through your pipeline

    1. Appraisal
    2. Authority pending
    3. Listed
    4. Offer received
    5. Under contract
Drag each listing to the next stage on the board, with its value, owner and next step in view. New ones can start from ready-made templates: “Sale listing” and “Lease listing”.
  3. Quote it and win it

Build quotes from your price list with GST worked out, send them for acceptance and keep the accepted version on the listing.
  4. Clients ask for help

    • Maintenance requestA tenant or owner reports something that needs repair.Normal
    • Inspection requestA request to book or change an inspection.Normal
    • Owner enquiryA property owner has a question about their property or statement.Low
Each request gets an owner, a response target and a full history. Clients can raise them by email or from their own portal.
  5. Reply in a click

Ready-made replies come with it: “Maintenance request received” and “Maintenance complete”. Each one fills in the person’s first name and can be edited before it’s sent.
    Maintenance request receivedHi Sam,

Thanks for getting in touch. We've logged your maintenance request and will arrange the next step with the owner and a tradesperson.
  6. Follow-ups happen on their own

    • Follow up with a new client. Create a next-day task linked to the new client.
    • Qualify every new property enquiry. Create an immediate high-priority task linked to the new client enquiry and notify the team.

NovaSoft One for property & real estate, in 22 seconds

The clutter, the setup in your words and one tool that suits property & real estate, in a short animated film.

What happens in the film

Sticky notes pile up: “Call vendor re: price”, “Open home Sat 10am”, “Chase authority form”. NovaSoft One renames its records to Clients, Agencies and Listings and sets up the stages Appraisal, Authority pending and Listed, and the 12 Harbour St listing moves along the board. Then it introduces online bookings: vendors book appraisals themselves. Online bookings are on Starter and above.

Animated with fictional businesses. Music, with captions in the picture.

A worked example

From first contact to finished work

After an Appraisal, the vendor’s listing waits at Authority pending with the campaign start date and commission rate. Once Listed, buyers are recorded with their preferred suburbs and budget. When an offer comes in it moves to Offer received, then Under contract. Meanwhile a tenant reports a broken hot-water system: it’s a Maintenance request with an owner, a “Maintenance request received” reply goes out, and the owner can see progress.
